In North Carolina, the cost for Buyer Agent Service Fee’s, commonly referred to as commission, are bundled into the contract under the “sellers side” of the transaction.

The terminology and language used to describe this process has caused a lot of confusion about who pays. It’s actually pretty simple.

While it appears the seller pays all the commission, the funding actually comes from the buyer for the contracted price.

Without a qualified buyer paying for the property, the seller wouldn’t be paying commission to a buyer’s agent unless there is a special contract stating otherwise.

In some situations, commonly with transactions involving a property For Sale by Owner, No Seller Agent, a cash transaction, or seller waiving the option to pay from the seller side, the Buyer may be required to pay the commission out of pocket instead of bundling into the loan package.

Pricing for Full Buyer Agent Services:

  • 2.4% for Local Property Searches and Relocations Under $500,000
  • 3% for Local Properties and Relocations Between $500,000-$1 Million
  • Negotiable for Properties Starting at $1 Million

Luxury Listing Package includes all items listed above plus professional home staging, broker luncheon, and premium marketing materials.
